Demo
Stalls, tackroom and old bathroom removed.
Removed interior stair well.
Removed entire floor system over “stall room” slab.
Tin flooring removed to original pine floor.
Plank lined walls (1 x 8 lap sided pine)  are being removed, de-nailed and stripped for reuse.
Exterior stairwell post/beam framing and roof: installed in 1994 (contractor).
Siding:  1” board-on-board rough sawn cedar remilled from utility poles.
Windows:  low-E, Anderson casement.
Entry deck:  curved stair - railings/ballusters have to be installed.
Main deck:  top pipe railing needs to be installed.
Additional decks:  two more staggered lower decks will be added to main deck.
     Low entry deck will be added to east side rear door.
Dormer: to be added over second floor bathroom, east side.

Interior - Ground (Studio) Floor
Demo
Old living partitions, bathroom and masonite walls have been removed.
Linoleum floor stripped to plank subfloor.
Interior stairwell removed.
Floor system including trusses over “stall” room removed (see Interior Demo above)

Rebuild
South:  4 - 8x8 poplar posts installed on top of posts/beam in basement and next to existing posts. Bolted and plated with .25 steel plates  - specs by Cushard & Assoc. AIA.
5’ spiral steel stair installed (salvaged from Grand Rapids City Hall).
New bathroom partition walls - partially installed.

North:  Slab floor cut and 42” footings installed for interior post/beam system.
4 - 8x8 posts installed.  - specs by Cushard & Assoc. AIA.
2 - 7x18x24’ parallams installed to support new lowered floor.
        2x8, 2x10, 6x6  joists and subfloor installed on new floor system.
 
Interior - Second  (Living) Floor
Rebuild

Reinforce existing beam carrying roof load.
 
Demo - 1993
Remove entire south wall. Original wall was badly cracked and sinking.  There were no footings. Dirt floor.
Remove stairwell.
Remove coal/oil fired furnace.
Basement
Rebuild- 1993-1994
Installed footings, concrete block and windows/door at south wall (creating walkout).
Repaired cracks in east wall
Installed pier foundations for support posts
Installed 3’ x 9’ x 2’ deep chimney foundation at old stairwell location.
Poured concrete floor.
Installed 4 - 8x8 posts and existing beams reinforced.
Concrete ramp.
Regrade.
New roof, eave and rake extensons (contractor)

The eBarn measures 30 x 50 feet; 18 feet from sill to eave.  Wall framing is 2 x 6 combination balloon and post and beam construction.  It was built in the late 1930’s by the Lewis brothers out of wood railroad car salvage.
Ground floor is half concrete slab and half over a walkout basement. Interior ceiling heights range from 9 to 12 feet on the ground (studio) floor and 14 feet to the ridge on the second (living space) floor.  
To do:
Dormer; masonry heater, foundation and chimney;
Interior partitions; electrical, plumbing, HVAC; insulation; drywall; trim;  and septic system
